BAU Design Africa Services

We provide a wide list of Architectural Services.

Pre-Design Services

This phase involves understanding the project requirements, site analysis, and initial feasibility studies. Architects gather client needs, review zoning regulations, analyze the site, and assess any environmental or structural challenges.

Conceptual Design

Architects develop initial design concepts that reflect the client’s vision and functional needs. This phase includes schematic drawings, 3D renderings, and preliminary floor plans to explore different design possibilities and establish the project’s aesthetic and layout.

Design Development

The design is refined further, with more detailed drawings and specifications. This includes selecting materials, finishes, and integrating engineering systems (structural, mechanical, electrical). At this stage, the design becomes more tangible and defined.

Construction Documentation

Detailed, finalized plans and specifications are prepared to communicate the design intent to contractors. This includes drawings, schedules, and detailed instructions that are used for obtaining permits, cost estimates, and construction execution.

Building Code and Zoning Analysis

Architects ensure that the design complies with local building codes, safety regulations, and zoning laws. They help navigate the legal requirements for the project and may assist in obtaining necessary variances or approvals from local authorities.

Project Management & Coordination

Architects often manage the overall project timeline, budget, and communication between clients, contractors, and consultants. They ensure that all aspects of the project are proceeding as planned and address any issues that arise.

Construction Administration

During construction, architects provide oversight to ensure that the work adheres to the approved design. They conduct site visits, review contractor work, respond to requests for information (RFIs), and ensure quality control.

Space Planning & Programming

This service involves understanding how a space will be used and organizing it efficiently. Architects work with clients to determine functional requirements and design spaces that enhance workflow, productivity, and comfort.

Site Planning & Landscaping

Commercial architects may also assist with site planning, ensuring that the building integrates well with its surroundings. This includes landscaping, parking, access roads, and the positioning of the building on the site to optimize views, sunlight, and traffic flow.

Renovations & Adaptive Reuse

Architects can assist in repurposing and renovating existing buildings for new uses. This service includes adapting the design to meet new requirements, updating structural systems, or converting old buildings to modern commercial spaces while preserving historic features.
needs of a project and the expertise of the architect, but in general, a commercial architect plays a central role in shaping the built environment to meet business objectives, functionality, aesthetic appeal, and regulatory requirements.
